These Terms and Conditions govern your use of Gravelle's property rental services. By engaging with our services, you agree to be bound by these terms. Please read them carefully before proceeding.

1. Definitions

In these Terms and Conditions:

  • "We," "Us," "Our," "Gravelle" refers to the property curation service operated by Gravelle.
  • "You," "Tenant," "Client" refers to individuals or entities engaging with our services.
  • "Services" refers to property curation, consultation, viewing arrangements, lease facilitation, and estate management services provided by Gravelle.
  • "Property" refers to residential real estate included in our portfolio.
  • "Property Owner" refers to the legal owner of properties listed in our portfolio.
  • "Agreement" refers to these Terms and Conditions and any additional service agreements.

2. Acceptance of Terms

By accessing our website, contacting our team, or engaging with our property rental services, you acknowledge that you have read, understood, and agree to be bound by these Terms and Conditions.

You confirm that you are at least 18 years of age and have the legal capacity to enter into binding agreements. If you are representing a business entity, you confirm that you have the authority to bind that entity to these terms.

If you do not agree with any part of these terms, please do not use our services.

3. Service Description

Services Provided

Gravelle provides the following services:

  • Property curation and portfolio management
  • Lifestyle compatibility consultations
  • Property viewing coordination
  • Lease agreement facilitation between tenants and property owners
  • Estate management services for Prestige Manor properties
  • Tenant support during lease periods

Service Availability

Our services are available in Kuala Lumpur, Malaysia, with focus on established residential neighborhoods including Bangsar, Damansara Heights, Federal Hill, and Bukit Tunku.

Service availability may vary based on property portfolio composition and seasonal demand. We do not guarantee property availability in specific locations or price ranges.

Role as Intermediary

Gravelle acts as an intermediary between tenants and property owners. We facilitate lease agreements but are not party to the lease contract. The lease agreement is between you and the property owner.

4. User Responsibilities

Information Accuracy

You agree to provide accurate, current, and complete information during consultations and application processes. This includes employment details, income verification, identification documents, and housing preferences.

You must notify us promptly of any changes to provided information that may affect property suitability or tenancy approval.

Professional Conduct

During property viewings and interactions with our team, you agree to:

  • Treat properties and their contents with respect
  • Arrive punctually for scheduled viewings
  • Provide reasonable notice if unable to attend scheduled appointments
  • Maintain professional and courteous communication with staff and property owners

Prohibited Activities

You may not:

  • Provide false or misleading information
  • Attempt to contact property owners directly to circumvent our service
  • Use our property information for purposes other than personal housing search
  • Engage in any activity that violates Malaysian law

5. Intellectual Property

All content on our website and in our property documentation, including text, images, architectural descriptions, neighborhood analyses, and branding materials, is owned by Gravelle or licensed to us.

You are granted a limited, non-exclusive license to access and use this content for the purpose of evaluating properties for personal housing needs. You may not reproduce, distribute, modify, or create derivative works without our written permission.

6. Payment Terms

Service Fees

Our property curation and viewing coordination services are provided at no charge to tenants. Service fees, if applicable, are collected from property owners upon successful lease agreement.

Rental Payments

Rental payments, security deposits, and utility deposits are paid directly to property owners according to lease agreement terms. Gravelle does not collect or hold tenant rental payments except in the case of Prestige Manor estate management services, where arrangements are specified in separate service agreements.

Currency

All rental prices are quoted in Malaysian Ringgit (RM) unless otherwise specified.

7. Disclaimers

Service Provision

Our services are provided on an "as is" basis. While we endeavor to provide accurate property information and professional service, we do not guarantee:

  • Property availability at the time of inquiry
  • Approval of tenancy applications by property owners
  • Specific property features or conditions beyond those verified during our inspections
  • Neighborhood development or infrastructure changes

Property Condition

While we conduct property evaluations before portfolio inclusion, tenants are responsible for verifying property condition during viewings. We recommend thorough inspection of all properties before signing lease agreements.

Professional Advice

Our consultations provide information and recommendations based on housing preferences and lifestyle compatibility. This does not constitute legal, financial, or investment advice. We recommend consulting qualified professionals for such matters.

8. Limitation of Liability

To the maximum extent permitted by Malaysian law, Gravelle shall not be liable for:

  • Indirect, incidental, special, or consequential damages
  • Property damage or personal injury occurring during property viewings
  • Disputes between tenants and property owners after lease agreement signing
  • Changes in property condition occurring between viewings and lease commencement
  • Neighborhood changes or developments beyond our knowledge or control

Our total liability for any claims related to our services shall not exceed the service fees paid by the property owner for the relevant transaction.

9. Termination

You may discontinue use of our services at any time by notifying us via email or phone. We reserve the right to terminate service provision if you violate these Terms and Conditions or engage in conduct we deem inappropriate.

Termination does not affect obligations or liabilities incurred prior to termination, including any lease agreements already executed.

10. Dispute Resolution

Governing Law

These Terms and Conditions are governed by the laws of Malaysia. Any disputes arising from these terms shall be subject to the exclusive jurisdiction of Malaysian courts.

Informal Resolution

Before pursuing formal legal action, we encourage you to contact us at [email protected] to attempt informal resolution of any disputes. Most concerns can be addressed through direct communication.

11. General Provisions

Entire Agreement

These Terms and Conditions, together with our Privacy Policy and Cookie Policy, constitute the entire agreement between you and Gravelle regarding use of our services.

Severability

If any provision of these terms is found to be unenforceable or invalid under Malaysian law, that provision shall be limited or eliminated to the minimum extent necessary, and the remaining provisions shall remain in full force.

Waiver

Our failure to enforce any right or provision of these terms shall not constitute a waiver of such right or provision.

Assignment

You may not assign or transfer your rights under these terms without our written consent. We may assign our rights and obligations without restriction.

12. Changes to Terms

We may update these Terms and Conditions periodically to reflect changes in our services or legal requirements. Updated versions will be posted on our website with a revised "Last Updated" date.
